Finders fee or negotiate 0 down

Hey team, a broker in my area has an off market portfolio for sale by the owner. It’s comprised of SFH’s, Duplexes, and a triplex. All properties are cash flowing. I’ve found a local investor very interested in buying these properties. Not being in a position to buy at the moment is there a way I could get a finders fee? I’m open to all suggestions. Even ways for me to negotiate me purchasing the property with 0 money down.
