For fix and flip loans we offer two structures:

1st Structure (Most people choose this one): Half a point at closing and 1.5% interest only payments due monthly with a 6 month balloon and a 6 month extension option for 1 point as long as they have been on time for all payments.

2nd Structure: 3 points at closing with 1% interest only payments due monthly with a 6 month balloon and a 6 month extension option for 1 point as long as they have been on time for all payments.

For transactional loans (double closes and morby methods):

We charge .75% for 24 hours with a $1000 minimum. If the amount is over $500k we charge 1% for 24 hours.

Up to 80% of AS-IS value. We can fund up to 100% of the Purchase Price.
