@Tim Dixon I learned that once I started focusing on one thing or one strategy. I started to see the clues I needed to see to help me improve in that area. And get things done.
Feeling Proactive: Working with Real Estate Agents
Because I already know that most of my buyers are willing to pay 70% of asking price whether its ON/OFF market, I think I am willing to find an agency of agents one by one who can agree to 4.5% commission, 3% or 2.5% paid standard, and then when we close they can reach out to me for the difference to build relationships and better connections? @Debbie-Diania Walker anything that comes through your agency I’ll pay 4.5% commission and if you can get the discount at 70% of their asking price and they accept. You can call me and I will close the deal. I’ll make sure you get that flat 3%. And between us as partners you can get the other 1.5% through me. If they say I am looking to sell at $200,000. Tell them hey if you’re willing to close fast I got a buyer right now who can buy at $170,000 cash. Quick closing. No inspection with $5,000 EMD.

@Leandra Crystal for on-market you can pick your desired market and find an agent willing to make offers for you at 4.5% commission. And for off-market you can always get 300 leads a week from me.

AutoClose REI: Group Suspension Lifted
It was a billing issue with support that I had to address as they doubled billed me. Its now been corrected and the group can resume as usual.......AMEN!!!!

@Anthony Acres he makes it so easy the way he said it, get the contract, add your clause in it, list it on thre MLS and then terminate the old contract and create a new one for $145,000. I would rather just do a standard purchae agreement and have them sign a sellers acknowlegement that I am going to list it on the MLS.
