If I saw conflicting instructions between the signing service and title company, I would verify first. Title usually has final authority on document execution. I would contact the hiring party immediately to document clarification to reduce any risk of delays, redraws, or liability. A quick confirmation call or message protects everyone involved — including the notary.
Cancelling Appointments Without Reason = No Cool
You have a signing scheduled… Everything is confirmed… And then: āŒ The notary backs out 15 minutes before the appointment No explanation… Now you’re scrambling to fix it šŸ˜… Let’s be real, things happen. Emergencies are part of life, and if a notary communicates and can explain the situation, that’s completely understandable. But canceling last minute with no reason or communication? A valid last-minute cancellation for me would include: feeling sick such as vomiting, fever, dizziness... car won't start, childcare emergency.

Something that came up at a signing šŸ‘‡
A notary called us because the signer was having a hard time signing due to an illness. The signer said, ā€œI have a stamp with my name… can I just use that?ā€ We explained that a name stamp cannot replace a signature. she still needed to sign, even if it wasn’t perfect. In the end, she signed the best she could. It wasn’t pretty, but it was her signature, and that’s what counts. These are the kind of moments that can catch you off guard if you haven’t seen them before šŸ‘‰ Have you ever had a signer struggle to sign? What did you do? šŸ‘‡

So far, I've only had two signings. Thinking of worst scenarios what would be the best choice is a client is in the hospital. Ex: They were in an accident and hurt both their arms or lost both their arms? I ask because I have had a surgery in my arm where I couldn't move it for days. Without a power of attorney or something similar... can the client assign someone else to sign for them if the other person is present?
