The Seller Was Going to Foreclosure, Then Bobby Made a Move
At approximately 2:00 p.m. on Thursday, Bobby Fogen called a real estate lead. What he discovered changed everything. The seller’s foreclosure auction was scheduled for 11:00 the next morning. The previous wholesaler had canceled. The seller’s brother was supposed to help pay off the loan, but that plan had failed. The seller needed a solution immediately. Bobby contacted a local attorney. Within minutes, the attorney was working through the situation. He contacted the trustee and helped determine what needed to happen for the payoff and closing to move forward. The deal was completed in less than 24 hours. But here is the part that should get every investor’s attention: Bobby did not take full credit for the deal. He said the attorney made it possible. That is the real lesson. A foreclosure opportunity can look exciting, but the wrong move can create serious problems. Speed alone is not enough. You need the right attorney, title professional, trustee communication, and local relationships. Great lesson. Having the right attorney and title team can make all the difference in a time-sensitive deal. Building those relationships before an urgent opportunity comes up is so important.
Comping in a Small Market
A cheap house in a small town isn’t automatically a deal. Before I worry about what I can buy it for, I want to know what’s actually selling around it. I start on the same street or one street over. Recent sales, similar houses, similar condition. Then I expand from there if I need to. In a small market, your comps might be more spread out. That’s okay, but a house three miles away could be in a completely different market. A few similar sales can help you build a realistic range. One nice house that sold eight miles away gives you a lot less to go on. And if you’re using renovated houses to justify your resale price, make sure your budget gets yours to that same condition. Don’t pick the highest sale and build your whole deal around it. Look for a pattern you can explain. The fewer solid comps you have, the more careful you need to be with your numbers.

Great point. I usually start with Zillow to check nearby sales and compare similar properties. In small markets, how far back do you usually go for sold comps when there aren't many recent sales?

Hi Elijah, I’m interested in this session, but English is difficult for me. Will a recording or written notes be available afterward?

@Elijah Chat Cabella Thank you, Elijah. I really appreciate that. Written notes would help me a lot. I'll send you any questions I have so you can include them in the notes.
