Know your numbers. One of the biggest mistakes I see new wholesalers make is getting a property under contract before they know if itโ€™s actually a deal. If youโ€™re not confident in your offer or your numbers, donโ€™t put it under contract and start blasting it all over Facebook. Take the time to run your comps. Know your repair costs. Understand what your buyer needs to make the deal work. The best wholesalers donโ€™t just get contracts. They get contracts that close. Knowing your numbers builds confidence, helps you negotiate better, and earns you credibility with buyers. Remember, itโ€™s easier to lose a bad deal than it is to repair your reputation.

While people are chasing the newest software, ad campaign, or marketing trick, Iโ€™m focused on building relationships. Facebook groups. Real estate agents. Property managers. Contractors. Probate attorneys. Estate sales. Opportunity is everywhere if youโ€™re willing to get out, talk to people, and solve problems. Iโ€™m not against paid marketing. We spend money on marketing too. But before you spend thousands trying to generate leads, make sure youโ€™re maximizing the opportunities sitting right in front of you. In small markets, relationships are still the ultimate unfair advantage. The best leads donโ€™t always come from a marketing budget. Sometimes they come from a conversation.
