The first thing I do when somebody tells me how much they want for a property I ask them if I can ask them a couple questions. Then I asked them about any recent renovations updating the kitchens or bathrooms ask about pools screen enclosures then I go into age of AC systems, roof and water heater after they answer all those I give them three addresses that have sold around them in the last three months and ask them if there’s any reason their property would be worth more than those. This allows you to get deeper into the conversation and to start poking holes in their reasoning. Then explain to them that your cash buyer and you move quickly, which is why for some people it’s worth taking a little less money, but not dealing with the headaches of showings and cleaning up for photos and tedious repairs once under contract. Then make him your offer.
