🎯 The “10-Minute Deal Muscle” Challenge (Zero excuses edition)
Most people aren’t stuck because they’re dumb. They’re stuck because they keep “learning” instead of shipping. So here’s your tiny-but-deadly challenge... ✅ Do ONE of these in the next 10 minutes: 1. Send 1 message to an agent/wholesaler/landlord:“Hey! Anything coming up that fits my buy box? I can move fast.” 2. Pull 1 comp on a random listing and comment:ARV guess + why (keep it simple). 3. Make 1 offer (yes, even if it’s low).Offers are how you find the “real” price. Not Zillow dreams. 4. Post your buy box in 3 bullets (so the universe can stop guessing): 🧠 Why this works: Confidence isn’t a personality trait. It’s a receipt you earn from taking reps. 👇 Drop a comment with: What you picked (1–4) + DONE when it’s complete. No dissertations. Just reps. (And yes, I will judge you lovingly if you comment “I’m going to do this later.”)

Should you buy RE in 2026...or Hit Pause? (Free Live Training)
Hey friends, Tammy here! A lot of you are in the same spot: - You earn decent money - You either have done a deal/two or want to do one (wholesale, flip, rental) - And you’re not sure if buying another property in 2026 is smart… or a disaster waiting to happen So I’m doing a free live training inside this community: Should You Buy RE in 2026… Or Hit Pause? Tuesday, January 6th @ 7 pm EST here on Skool In 60–75 minutes you’ll learn: - Map out your current cashflow, debt, and properties in a simple “snapshot” - Stress‑test your situation so you don’t accidentally over‑leverage yourself - Decide if buying another property in the next 12–24 months is smart or dangerous for you - Identify 3–5 specific money moves to make before you buy anything else This is for mid‑career professionals who don’t want to blow up their life, marriage, or sanity with one more “opportunity.” This is for you if: - You’re serious about real estate, but your finances feel confusing or heavy - You don’t want to gamble your family’s stability for “just one more deal” - You want clarity and a plan, not hype If you want in: 1. Click Attend on the event (I’m posting it on the Calendar Tab now). 2. Comment IN below so I know you’re coming. 3. Bring your numbers if you can – income, debts, and rough property details (you won’t have to share these, they are for you to work with). At the end I’ll share how the 6‑week intensive works for those who want my help building this out deeper, but the training itself is free and useful on its own. See you there!

What are you working on this weekend?
After a rough end of day Friday (optic migraine had me out of commission)... I am reclaiming my weekend. I went to a Women's Reset event all day at church and now that I am home, I'm digging into some of my listings, helping students with underwriting and prepping for a strong week by reviewing last week and previewing this week so I keep my quarter 4 goals moving forward! What you up to?

Sorry to hear about your migrane, but glad to hear that you were able to recover the weekend. It was my grandmother's 90th birthday on Sunday so we had a big party! This week is my clarity call with Ryan. Looking forward to it.
Business Bank Account
Hi everyone, I am looking to open a business bank account. Tammy, I know you mentioned Relay on the last bottleneck breakthrough. I am reading some mixed reviews online and I am wondering if anyone has any recommendations or insights? If I have multiple LLCs, would I need to open multiple new accounts or could I have multiple sub-accounts under one main account? Thank you!

@Tammy Richey Thank you!

@Tammy Richey could you advise what ACH fee charges are? For example, Relay charges $5 per ACH transaction. Does that include payments such as paying a credit card from my Relay account?
