Struggling just a little bit to put all the pieces together
I’m just getting started in wholesaling and I haven’t closed my first deal yet. Since I don’t have much time to drive for dollars, I’ve been considering the X Leads Basic Plan as a potential investment. For those of you with more experience, do you feel this would be a smart starting point for someone in my position, or would you recommend a different approach? I’d really appreciate any insight or advice from the community.

@Shane Correll thank you so much for that information I will definitely take your advice. I do have a few hours in the morning time to drive for dollars I just think people would get mad that I would be at their door that early in the morning 😬
2nd Wholesale Closed Last Week...
I'm new here but just closed on my 2nd wholesale last week. The lead came from a friend of mine who had seen on Facebook that I buy houses. (I need to definitely be more consistent about posting about once a day that I'm looking for houses to buy!!) I met with the seller and learned that they just wanted to be done with the house as they knew it needed work but didn't have the money to fix it up on their own. I showed them the math of how I was arriving at the offer price and explained the different ways I would be making money off of the deal. Also explained how they could do it too if they wanted to. In the end, they chose to sell it to me because it was the easiest route. I continued to communicate with them, setting up proper expectations about what was going to happen next. And they were happy at closing. ☺️

Question on Comping Properties 🏡
I was watching Brent Daniels break down his comping method, and what he did was take the listing prices of the subject property from Redfin, Realtor.com, and Zillow, then divide by 3 to get the ARV. But from my understanding, comping is usually done by pulling 3–6 similar sold properties around the subject property, then adjusting based on size, condition, and features. Curious—how are you guys comping your deals? Do you use Brent’s approach or stick with sold comps?

I use Zillow and redfin on recently sold properties within the same area.
Getting Dial Anxiety?
Hey wholesale fam idk who needs this but ppl have asked how I got over my dial anxiety. Anxiety comes from not knowing or the unknown. So how do you get over that when you are new? Well practice is key here. I am a visual learner and created some flash cards for the script and rebuttals I’ll put the canva link in the comments. Just make a copy and you can edit them. I made them printable as I needed them for myself when I got started. Hope this helps someone!
