Hey David, Thanks for reaching out everyone to connect. I wish more individuals were as outgoing. This is what I am working on at this time 12-unit apartment building Built in 1964 all brick Fully occupied C type property All units are 2-bed/1-bath Current asking price: $1.1M Louisville Ky I am working on getting a target price of $875,000. Max would be $900,000 I am going to implement more section 8 tenants and increase rent steadily with a RUBS program in place. Would always want more insight or another perspective. Also liked your website!
Looking for emd investor
I have a property.under contract and my emd Investor had to back out cause his real estate contracts got accepted.. Nothing to do with the deal more on the personal side. We are offering GP points and an 18%APR with a floor of 2%. For those that want more info hit me up. Thank you

@Terry Thomas EMD is the Ernest Money Deposit to put down on the property and reserve it and show how vested you are in buying. The 18% per year of the money they put up. The GP is the general partner that puts the deal together. The 2% is a guaranteed return even if the money is used for a short time. The points are a small percentage ownership and get a share of the profits, the points can be negotiated. Hope this helps.
