What you learned during due diligence
One thing I’ve learned from doing due diligence is that a deal can look pretty good on paper until you start digging into the details. I’ve had situations where the numbers initially looked solid, but once we started checking things properly, a few things came up that needed another look. It’s definitely made me slower to get excited about a property just because the purchase price and projected numbers look good. Now I’m paying a lot more attention to the things that can easily get overlooked condition of the property, actual rents, repairs, insurance, taxes, and what the numbers look like once everything is accounted for. Sometimes the best part of due diligence is finding a problem early enough to walk away from it. what’s one thing due diligence has caught for you that you probably would have missed otherwise?

I hear you there Paul! I recently had an accepted offer on a 12 unit multifamily…that needed a lift and then would also benefit from a new LRT transit improvement in 2028! I got digging and realized that there was a clause in financing that didn’t allow rent increases (I was assuming a mortgage, which had affordability covenants in place). I ultimately had to walk away from the deal…🙁

I spoke to my lender who said ‘you may need to be aware of this change that is happening’…that guy saved my bacon and shows that great professionals are invaluable on your team!!

This one definitely wasn’t straightforward. I faced a few challenges before I could get this deal over the line. At one point, my investor actually pulled out, which could easily have brought everything to a stop. Luckily, I didn’t have all my eggs in one basket. I had another source of income and had built different ways of funding deals rather than relying solely on salary savings, loans, or investors. That flexibility helped me keep moving and, thankfully, I was still able to get the deal closed. 🙌 It was a good reminder that in property, things don’t always go according to plan. Having a Plan B, C, and D can make all the difference. If your investor pulled out just before completion, what would be your next move?

Hello RPP crew! 👋 I had a great intro call with Brian and am excited to officially join the group, learn from everyone, and contribute along the way. A little about me: I’m based in Northern California and currently investing in Cleveland, where I recently closed on my third property. I’ve learned a ton so far, largely thanks to partnering with a great local team that has brokerage, property management, and construction all under one roof. The next step for me is really learning the BRRRR strategy so I can start scaling my portfolio more quickly and confidently. I’m looking forward to talking deals, learning from everyone’s experiences, and sharing feedback and lessons from my own deals as well.
