Payoffs keep coming back higher than expected...
We have had a couple deals recently where the seller (knowingly or not) told us they owed less on the property than they actually did. Its affected some of our spreads and we are needing to change our process on it - how have others dealt with this?

@Tammy Richey Yeah we use PPL so we aren't in control of our marketing directly for leads. Maybe we can look into a change there. Our acq guys ask what mortgage they have left and any liens, I think we ask this correctly. But we don't have any way of confirming this. Maybe we could double check public records or ask for documentation from the seller? We usually wait for title to open until we have a B-C contract in place whether thats an assignment or a novation...ill look into if we can do payoffs with a title company without a cancellation fee. Thanks!
