Funding Question
If someone needs a loan for funding and they have the property under agreement in their LLC name, would I put the LLC or the name of the borrower in the funding field on the website? Looking for feedback immediately because I'm referring it here and their closing date is soon. Thank you

Won't we run out of content?
I'm watching the classroom videos about writing posts, making short/long videos, cycling through teaching and deal-sharing, etc., but a question for the group: We're offering 4 (or 6 if you count the HM loans) products. Once you make a long form video and a few short forms about each one, what else is there to say? Or, do you make 18 long-form videos about EMD?

E&O Insurance?
Is anyone getting E&O insurance for the work we're doing here? My business consultant (Gemini :)) recommended it. To me it's just overhead that I'd prefer to avoid, but is that foolish? Is the protection worthwhile given the number of contracts we're involved in?

EMD and closing costs
A wholesaler asked if I could cover EMD and closing costs for his A to B. I said yes, but I'm not sure if that's correct, ha. Would that be two separate funding pieces, with closing costs structured like a double-close funding piece?

@Paul Brown Ok, but what if it's not a double close, and they just want EMD? Then where does our back-end fee come from?

@Paul Brown thanks, yeah I watched that, and i get that the fee is listed on the HUD and paid to us from escrow, but from what pool of funds. if i'm understanding correctly, it's just part of the total that the buyer is wiring in to escrow in order to close.
Double Close/ECHO
Happy Sunday! I'm trying to figure out when the fees for each leg is paid. For the A-B, we bring the purchase price, closing costs and agent commissions. Are these fees also paid out on the same leg? The B-C we bring the Down payment, Primary Lender Fees and Wholesaler fees. Are these fees paid during the same leg? The ECHO - are ALL fees from ALL legs paid here or within each leg? Are there actually (3) closings or (2)? Is the Double Close 2.5% and the ECHO 1.25%? I just need clarification as this is my first ECHO. TIA!

@Traci Canning lol absolutely - this is why spreadsheets are the greatest thing ever. My wife sometimes questions which I love more; her or spreadsheets, ha. I've been using them since Lotus 1-2-3 for DOS! (for the record, I love her more, but spreadsheets are a not-too-distant 2nd!).
