Developing a business plan and financial projection for a CA RCFE. Don’t love my initial projection. Need to dial in labor costs and financing costs to make sure the juice is worth the squeeze otherwise I’m getting back on track with out-of-state BRRRRs.

@Brian Waters my wife is getting her administrator license soon. Then we have to purchase the property, rehab it, pass fire and state licensing, hire staff and then fill the rooms. Before we do any of that I need to do more market research and cost analysis to make sure it’s worth all this effort and risk. Meeting with our RCFE mentor today to review my projection. I may reach out to you to help me with a BRRRR projection also based on 3-4 BRRRRs to compare.

Mindset change here from out of state BRRRR to RCFE in CA. Working on the license and business plan right now. Lining up a real estate agent LO and contractor. Hired an industry mentor. Lots of work and lots of risk ahead of us, but my wife and I are all in on it. I’m excited about real estate and my wife is excited about helping the elderly so we are motivated. Just need a solid plan to make it all work.
