ANTICIPATION...
I'm anxiously awaiting a cashier's check for a $5M deal that I Assigned for $60K and, Brokered the loan for last month, it closed on Friday 6/6/25. It should arrive tomorrow morning or afternoon. Apartment living ends by the end of summer!!!

@Steven Gonzales I worked the lead for 9 months to finally get it under contract. Found the end-buyer in 2 weeks and made a profit of $211K between the assignment fee and loan brokering fee. No I didn't pay for anything. I put in the work of finding the lead visiting various sites of For Sale By Owner properties. Cold Calling those leads, building relationships with the sellers by building trust and making offers and negotiating with them until we could agree on a number that worked for everyone involved.
