Take Down Method: Handling Seller Conversations
After you submit your offer sheet to me I will begin sending out multiple offers to over 300 homeowners per day. When a seller receives my Automated SMS sequence, they will be redirected to leave the following information with my A.I. Receptionist: This is the process........... ✅-A.I. Greeting Message ✅-Seller Responds; Confirms Property Address, Confirms Accpeted Offer/Counter Offer, Email ✅-A.I. Ending Message ✅-A.I. Sends Alert/Notification New Lead ✅-Return Phone Call within 10mins I have provided the following "Take Down Seller Script" on how I respond when they ask what happens next after they agree to move forward with a contract or purchase and sale agreement? START OF SCRIPT: When Seller Ask What's The Process of Next Steps? I will send you a Purchase and Sale Agreement along with a Sellers acknowledgement that states you are aware I do not hold an active real estate agent license. That I will be purchasing your property using cash and an understanding that I will doing my own title search which typically takes 3-5 business days. Upon a successful and clean title search I will set up a day to come out and inspect the property to verify the conditions of the property. During this process I will be waiting for my lender to approve my application for funding. Which typically takes 3-5 business days. Once funding is approved, I will submit EMD or Earnest Money Deposit (Non-Refundable) to the title company of my choice. Are we okay to proceed? END OF SCRIPT: Collect Email Address from Form Submitted or Request It TASKS AND DUTIES: Then send out purchase and sale agreement to their email. Submit all contracts to underwriting and start marketing the deal to available buyers. 1. Collect Signatures for Purchase Agreement 2. Collect Signatures for Sellers Acknowledgement 3. Collect JV Signatures for Acquisitions Partner and Wire Instructions 4. Review the Property Details and Make an Offer 5. Submit Deal to Buyers Portal for Final Review
