Hi guys, had an absolute Karen of a guest checking in today staying for a month, her attitude was disgusting, she mentioned that there was a smell in the bathroom (which is the first time this was reported ever in this particular unit) but of course we take all reviews serious. Now we tried to get a cleaner out there but it’s hard to get a cleaner out at 9PM in the night, so they will go to the property first thing in the morning (of course they want it done now instead of waiting till the morning). She is obviously going to ask for a refund, but the booking was booked through Travel Perk and the Cancellation policy is Firm. What do you guys advise? Refund or no? Thanks guys

Hey all :)) what’s the best way to cancel a reservation on Airbnb without being penalised? I know on BDC you can say there’s like a leak and request that the guest cancel the reservation and BDC does not requests proof. Does Airbnb request proof and how do you guys go about it?

Has anyone experienced being rejected when trying to open certain bank accounts? Monzo has rejected me and now so has starling. A little confused as why they don’t allow a property company?

For reference, I currently have 11 properties and manage a further 4 (just as a normal rental), all in Northampton. I have my own cleaners and I usually deal with the washing and delivery of the linen, toiletries, etc. it's not too much of a headache. Now here's the issue: I'm looking to expand into Leicester and I have, potentially, one deal on the table. Just waiting for them to do their checks. To travel from Northampton to Leicester is one hour. I'm looking to be as hands off as possible outside of my town. Some questions: What linen & cleaning companies do you guys use? How much do they charge? (I've looked into it and some charge £55 per job, way more than my cleaners at £12/hr). I just want to get an idea of what a good deal looks like, as I've not used any of these services before. My cleaners just happened to be some airbnb guests that moved to Northampton so I gave them a job early on 😬 Thanks!
