New Construction! 🏗️
So I’m closing on my first ever lot next week 😎 Architect started to work on plans ✍️ Survey being done 👷🏽‍♂️ Next step, I’ll be submitting my building envelop to the planning board, grabbing permits and then start building! I ended up getting the thumbs up on funding for construction from 3 different lenders all without me having any building experience. I’ve only owned a lot of rentals, fix and flipped and wholesaled. NEVER BUILT ANYTHING!! Thanks for everyone’s support, let’s win big this year. We’re almost done with half the year!! God bless everyone 🙏🏽

Title related.
In a cash deal, the title company mentioned a $500 deed fee that the seller is responsible for. When we market the property stating that we cover all closing costs, does this include the deed fee as well? Initially, when I asked the title company for a breakdown of closing costs, they did not mention this fee. Should this be considered the buyer's responsibility? Or I need to pay as part of closing cost?

Do I need to obtain a Certificate of Occupancy or any other clearance from the county before listing a property for wholetailing?

Quick question, Is there a way to prevent the purchase price of an off-market property from being visible on the MLS. As I am going to list it for a wholetail deal. I prefer that buyers don't see the price I paid for the property. The reason for my question is that I recently had a lead where the seller ended up selling to another buyer. The buyer has now listed the property on the MLS. The seller mentioned they sold the property, but I didn’t see any activity on the MLS prior to it being listed. However, PropStream shows that it has been sold.
