You can please some of the people some of the time...
Today, after submitting an admittedly lowball offer on a listing, the agent responded. "Get lost." And so it goes in any form of marketing. As one of my mentors, the great Dan Kennedy said... "If you haven't pissed somebody off by noon, you're not marketing hard enough." When faced with an unfriendly rejection, how do you handle it, and what do you typically do next? Three roads: 1. Ignore the comment and take the ol' grouch off your list. 2. Forget the comment and circle back in a week or two. 3. Call the agent the next day and let 'em know a) you're not afraid to confront whatever's bothering them and b) actually you appreciate the feedback! I chose option 3. Dunno if I'll ever do business with the agent again, but at least I feel like we had an honest conversation.

How I made my "lowball" offer just a little more palatable
Had an agent call me back today on a fixer house I'd inquired about a while back. It had been listed since early November and not sold. So they dropped the price from $590k to $550k. Still high by my guesstimate, but even with the recent price drop, the agent was open to receiving an offer below list. When I asked โ€œ๐˜ผ๐™ง๐™š ๐™ฉ๐™๐™š๐™ง๐™š ๐™–๐™ฃ๐™ฎ ๐™ฉ๐™š๐™ง๐™ข๐™จ ๐™ฉ๐™๐™–๐™ฉ ๐™˜๐™ค๐™ช๐™ก๐™™ ๐™ข๐™–๐™ ๐™š ๐™ข๐™ฎ ๐™ค๐™›๐™›๐™š๐™ง ๐™ข๐™ค๐™ง๐™š ๐™–๐™ฉ๐™ฉ๐™ง๐™–๐™˜๐™ฉ๐™ž๐™ซ๐™š ๐™ฉ๐™ค ๐™ฎ๐™ค๐™ช๐™ง ๐™˜๐™ก๐™ž๐™š๐™ฃ๐™ฉ?โ€, she mentioned having a flexible move-out date would be helpful. So I'm adding the following additional provision to my offer: โ€œSeller Possession After Closing: Buyer is open to discussing a short-term post-closing occupancy, lease-back, or escrow hold-back arrangement for Sellerโ€™s benefit, subject to Buyerโ€™s written approval and the execution of a separate written agreement addressing term, rent (if any), security deposit or hold-back, insurance, and liability. Have you ever noticed that when you start something new, there always seems to be a hidden hurdle? One of my early mentors said this phenomenon has been known for ages.
