Mortgage or cash?
Hello, I’m looking to buy a house. I was going to buy cash, but I may buy cash and with a small mortgage like a £50,000 mortgage, renovate while live in it and then sell it when I’m finished. Any thoughts on this? It’s a dated bungalow that needs new kitchen, bathroom, a couple of dated arches doing something with, decorating and floors. I can professionally decorate myself though, so that will save costs. Could do with a garage on there too.

I suppose it depends on how long you plan on living in the property? I don't think mortgage companies like you having their products short term, unless you plan to port it to the next project. Also you may have a hefty exit fee so a bridge may work out cheaper if you plan on turning the property around short term.

Enjoy your family time Rob, my wife is in Malaga at the moment on a nice break. We are talking to an agent about a property they are struggling to sell which is surprising because it looks very good from the outside. Numbers to be crunched and a viewing to carry out. @Rosie Russell I see you are based in Bristol, not a million miles away from us in Dorchester. How is your journey going?

Everything is a numbers game, a game of percentages. The more offers I make, the more deals I’ll do. The more viewings I do the more deals I’ll find. The more calls I make the more investors I’ll onboard etc. Do you have a weekly checklist, a ‘to do’ list to check off that’s moving you towards your destination? If not you should! Love this, it is so easy to get sidetracked in property. Small wins also make you feel great, even if you do just get no's etc, means your one step closer to a yea

@Rob Rolston Yea, it was sold completely different to what has been delivered. I didn't want to go with the big players so opted for someone I thought I could trust and who I had a mutual connection with. The mentorship was supposed to be £2.5k plus VAT I think. However I paid half and the rest was supposed to be once a deal was completed etc. This was supposed to keep them interested but it didn't. If I had the money back I would have invested it into your Birthday offer, that's for sure! Oh well, we live and learn

@Rob Rolston It's so hard because the industry is full of so much noise. I purposely stayed away from the big players to try and find someone I aligned with etc and I thought I found it. To be fair I am still part of the group but I really need to challenge them more. The big groups can always shout loudest about their success stories and they can leave the rest behind. I am lucky it was only £1200 as others have been stung for far, far more than I have. Hence my passion to help at least one person a year in the hope we can all share the wealth. I can see something happening soon with all the big orgs because people are finally speaking up about how crooked the industry can be. Groups like these are fantastic and provide such great content and help, which is all you can ask for. I do think there is a time and a place for a mentor etc, just you really need to pick wisely and make sure you get what you pay for, also hold the trainer accountable, which I thought I did by not paying the full fee, maybe I need to keep challenging.
