@Rosie Russell it’s $1997 in dollars which works out to just under £1500. £1496 last I looked. Skool platform is updating to local currencies this year but currently prices everything in USD

That’s what your getting, yes comment two enjoying the process/journey is inportant because you could get the outcome in comment 1 doing something else too. But it’s comment 1s outcome that keeps you motivated and going. Even when you enjoy the journey there’s going to be days you hate it, but it’s the outcomes in comment 1 that steer you, comment 3, the houses in the end are the biproduct but comment one it’s what it does for you 🙌🏼🙌🏼

Everything is a numbers game, a game of percentages. The more offers I make, the more deals I’ll do. The more viewings I do the more deals I’ll find. The more calls I make the more investors I’ll onboard etc. Do you have a weekly checklist, a ‘to do’ list to check off that’s moving you towards your destination? If not you should! @Rosie Russell this is exactly why you need to look at this because starting the right course saves expensive U-turns later. - you want somewhere you love like you used to, is this a forever home, if so it’s unlikely to fit rental yield criteria vs cost, also if you’re holding your refurb costs will be higher - Live in refurbs are good to learn but if you don’t sell what are you showcasing to investors because they will ask for a bottom line on profit margin - If you are going to sell, you are only going to have it a short time so don’t put too many eggs in the ‘I have to love it’ basket because it’s only a transitional home, it’s more important you profit and launch than love the view, it’s a short term play - Equity play is smart if you hold but you need to know there’s comparables strong enough to justify the uplift and buy at big enough discount, especially if it’s a country home

@Simon Miller it’s easy to get overwhelmed, but, it’s also easy to procrastinate. Learning is often the guide for procrastination and hinders progress. Learning is important don’t get me wrong, but at a certain point you need to ask, is this moving me forward or am I using it as a bandaid. I use MINS, my immediate next step. I want to get a six pack, what’s my immediate next step? It’s not go to the gym, it’s set an alarm, and then it’s get my feet out of bed and on the floor when my alarm goes, it’s then move to the next room and turn on the coffee - I’ve not even reached the car yet but those small steps set me on a trajectory of ACTION, I can listen to a fitness podcast on the way but first I have to act
