Some investors swear seller financing is the best-kept secret in real estate. Others say it’s just a ticking time bomb waiting to explode. Who’s right? If you’ve used seller financing, was it a genius move or a giant headache?

Hi Shawn. Just curious, how does your day look like? What type of marketing do you do? Any good lead sources? I appreciate it.

I’m up between 4am-5am 7 days a week (consistency is key). I use this as my alone time reading books and getting in a workout. 7am I’m on social media sourcing deals to see if anything is worth a deeper look (Mon-Fri, most deals get posted on weekdays). At the same time I make time to call or meet my business partner to see what he’s working on and follow up with the previous days events and/or future closings. By 9am I’m making and receiving calls to potential deals and clients. Often times I get about an hour to catch my breath around 1pm-2pm then off to showings or viewing Potencial properties in our area. The best marketing you can do is to get in front of people. Networking is the biggest source of making money. Even. If the person you’re speaking with isn’t the right person it may be the guy/girl they know that puts you in the money. This isn’t limited to just in person, social media is an amazing tool to network and find deals and people to work with a well. For the foreseeable future your greatest marketing and lead source will come from social media. Take the time to vet people, pull the good ones from the crowd and go make a ton of money!

A list is only as good as the person calling the leads. My personal favorite list of call is used Mobile homes. We lock them up cheap and flip them to investors for an assignment fee, then get money on the backside to seller finance them to end buyers for the investors.
