Investment properties and LLCs
Does every property I purchase - whether it's a long-term hold or fix-n-flip - need to have their own LLC? I currently own 1 rental property and it's not in an LLC. Should I put it under one?

@Ryan Bakke, CPA that's helpful. Thank you!
✨️Why I Joined & Where I’m Headed 🙏
Hi everyone! I’m Ana Carolina 👋🏼 joining from Denver, CO. I'm juggling a dual career in corporate America and Real Estate Agent... I'm entering my second year of building my real estate business on the side. I’m also a mom to 3... raising 2 neurodivergent kiddos, which is a big reason why I’m so focused on being intentional with money and long-term planning. 🐋 Why do I want to save money on taxes? Not just to “save money,” but to create more breathing room. Less going to taxes means more going toward my family, paying down debt, reinvesting, and building real financial freedom. 🐙 Where am I right now? I’m in build mode. Learning how to structure real estate the right way and shifting from side-hustle thinking into treating it like a real business. 🏖️ Biggest challenge right now? Getting my systems, cash flow, and tax strategy dialed in. Once that’s solid, everything else gets easier and less overwhelming. Really glad to be here and learn with you all 🙌

I'm a dual career agent as well. I'm still in my first year as an agent, hoping to scale my business. Nice to meet you!
property management resources
are there any good resources on how to properly manage a short term rental? I only have a LT property with a PM, so I am sure there's quite the learning curve here.

So many helpful resources on this post! I'm taking notes 📝since I plan on owning at least one STR in the future. Good luck on your journey Daniel!
STRs
Hey team! Just bought our first STR and launching in spring! Since we are early in the year, would you guys suggest trying to close on one more this year? Or is it best to spread it out 1 STR purchase per year to gain maximum Cost segg benefits to offset W2 income?

Congratulations on your first STR!

Hey Guys, Just joined. How do I know I'm old? On a Friday not, I'm on a website that teaches you how to lower your taxes ; ). In all seriousness, excited to be able to lower my tax liability. - Why do you want to save money on taxes? Not just “to save money” — but what does that money mean for your life? Saved money is investible money, and my goal is to be able to recycle money and plant those money trees that will allow my family to be taken care of forever. - Where are you right now in your journey? Just starting out? Own rentals? Flipping or doing STRs? I own a real estate wholesaling company, and I'm starting to do more flips this year. Hoping to do 10 flips personally and 8 flips through my company, which I own with a partner. I own 2 short term rentals and double digit units. - What’s your #1 challenge right now — your “big domino”? The one thing that would make everything else easier? - The #1 challenge is growing and scaling the wholesaling business. I've hired an employee and training her to take my spot so I can focus on bigger picture things within the business. - Thanks!
