We closed on 200 units!
We closed the 200-unit today. And naturally, I got more emails from you guys finding deals or needing underwriting assistance than I've had in the last 3 months. I'm going to try to knock them all out tonight, but if you do not get a response from me, you guys are too successful on the same day that I was super successful. So, to everyone, congratulations on all the success. For Christian,...I will be up late tonight! Let's go, team!

Does anyone here invest in smaller properties in Illinois? I’ve found a few 5-12 units and was curious about others experiences in the state. What are some issues you have experienced and what are some positives? Thanks

One Word…..
25 years in multifamily, and I am tired of one word. Stop calling the people living in our communities "tenants." A tenant leases office space, a retail storefront, a warehouse. That is a commercial relationship with commercial language. A resident lives somewhere. They raise their kids there. They come home after a long day and lock the door behind them. These words are not interchangeable. I've watched how language moves through an entire operation. When a property team says "tenants," the mindset drifts toward transactions. The maintenance call becomes a nuisance, the renewal becomes a negotiation, and the person on the other side of the door becomes a unit number. When a team says "residents," the mindset shifts toward service and accountability. In workforce and affordable housing, the people we serve already navigate enough friction. They deserve language that reflects the fact that our properties are their homes. That starts with one word. Resident.

I agree with your distinction. Once I first heard this difference, I started calling them residents.

Closed on a beautiful 28 unit in Louisville, Ky a few weeks ago. Thanks @Christian Osgood for the guidance. The property is in great condition, but was poorly managed. I've put together a 3 year plan to get it performing optionally and we're off to a good start. 50 work orders in the first 2 weeks, fixing what the old owner wouldn't and making our new tenants happy.
