This deal came from a small code violations list with only about 190 people. I texted the seller and he was interested in selling. So I called him, made him an offer, took a couple days and some more calls but he accepted it. I locked the property up, had my buyer walk it within the next couple of days, and he put down a $5,000 EMD. We sent everything over to title and officially closed yesterday. This is proof you don't need a big list to text blast or call just the right lists. Government Data has never failed me. I do this all off a $400-500 a month budget on X leads as well.
