I recently came across Flexible Flex Space concepts and am curious about the success of this business model. These facilities are essentially the industrial equivalent of coworking spaces. They typically provide shared office amenities on one side and warehouse space on the other. Many are developed by repurposing existing buildings such as former call centers, schools, and vacant big-box retail properties. Examples: - FlexEtc - WareSpace I would appreciate insights from anyone familiar with this model: 1. How successful has this concept been in practice? 2. What do the typical economics and pro forma look like? 3. What are the biggest operational challenges and risks? 4. Is this a business model worth exploring for value-add industrial investors and developers? I would love to hear real-world experiences from owners, operators, brokers, or investors who have worked with co-warehousing or flexible industrial space concepts.
