Over the weekend, I said NO to two properties 💪Then on Monday, I found a PML who does 100% of purchase and rehab, which expands my buy box for BRRRRs at pretty much any price (as long as there’s a good enough spread)! So I found a quad that would be a killer padsplit in a B neighborhood (Ohio City). Once I get the numbers verified with the lender and proof of funds, hoping to put in an offer contingent on the walkthrough and estoppel agreements 🤞

Considering putting in an offer on a BRRRR
@Tammy Richey I’m evaluating whether to move forward with 3281 W 99th St, Cleveland OH 44102 — it’s definitely a heavy rehab, but the numbers work on paper and I’m already very confident in my team’s ability to execute. The plan is to convert the duplex into a triplex, adding a finished attic unit and an extra bedroom on the second floor. It’s a big lift ($80K–$85K rehab scope), but it could push the ARV to around $300K and fully recycle my capital on the refi. We would put the offer in around $90K, and post-rehab, we project the rents would total $3100 conservatively. My question is: given the scope and complexity — structural work, new systems, permits for the attic unit, and full cosmetic upgrades — do you think this is a deal worth pursuing as my first deal? In other words, should I lean in and take on this heavier project since my team is/seems strong and the upside is real, or stay disciplined and hold out for a lighter rehab with more immediate cash flow? (Note: I figured out ways to bring in PM so I could do a flip simultaneously)

PLOT TWIST!!!! When I told my hard money lender "no" on the duplex-to-triplex BRRRR, he asked why I was considering this a complicated BRRRR instead of a easy flip... I had the GC walk it and give me a bid to keep it as a duplex with retail fixtures - and the margin is really good!! Ask: $87K, Rehab: $75k (with $5k contingency), and ARV $230K (conservatively) - I'm putting in my first offer today!!! You're right @Tammy Richey: the no got me to the yes!

1. Win: *almost* put my first offer in then learned that the property was already pending 🫠 still a win because I mentally I was ready to pull the trigger! 2. Weird: I learned that I probably shouldn't do a full rehab for my first flip... as much as I want to "go big or go home," solidifying my out-of-state team should be my first priority. 3. Blocker: getting my first flip under contract, meaning it's available for purchase ;), I have a contractor-confirmed rehab estimate, and verified hard money loan. My first deal is imminent - I can feel it! 💃
