digital bandit signs. building rapport in facebook groups
Hi, is anyone here absolutely cleaning up deals with digital bandit signs? I want to get into them but when i join facebook groups for example its really hard for me to fake interest in multiple different niche groups that i don“t actually care about. I“m the type of guy who absolutely hates doing tasks that feel like they have whishy-whashy outcome. Thats how that kinda feels to me. Anyone out here with a tangible plan of when to post in these groups to build rapport and then attack with the bandit signs? I“m too inpatient for stuff that feels speculative so i“ll probably gonna have to create a posting and interacting schedule for these. What i“m really asking is: Are some digital bandit signs pros here? Do you use a schedule like that and if so, do you get the ROI for it at some point?

@Mick Vance no I haven’t heard from that but it sounds absolutely fire. Personally I haven’t completed my first deal yet but I’m really successfull with marketing. I have a sellers pipeline and I just dial away but following up and investigating those leads is still new to me and it currently takes more discipline and energy to do that. Than coldcalling. Which is insane because 6 weeks ago I thought coldcalling would always be uncomfortable, every second. Now it’s just boring plein grind. Yea but the whole closing stuff is still a little new so I’m currently making sure to not neglect that. But I’m using XLeads so i’ll keep those workflows with different title companies in mind.
Wholesaling 2 properties. One is a Convenience/gun store
Hi, i have a hotlead of a bundle of two properties. One is a familyhome, the other is a convenience/gun store right next to it. I have nothing under contract yet. The family wants to move. They say the two only go together, named me a ballpark number of 420k$ with the store“s whole inventory included. I already gotten a few hotleads but i haven“t closed any deals yet. (been actively & relentlessly coldcalling for 3-4 weeks now.) I“m not quite sure what to do with this one because its far different than a regular deal and i“m still inexperienced in the closing side of things. And suggestions or ideas?
