Sittingbourne, Kent ME9 (new deal) 6 new homes
I wanted to share an opportunity that we have early visibility on, and which I’m circulating initially within this group. We are instructed on behalf of our clients to invite offers for the above development site, with a guide price of £1.40m. The site benefits from planning consent for six 5-bedroom executive homes, with a combined GDV of approximately £5.50m. Key details: - Consent for 6 detached executive houses - Established residential location - GDV circa £5.50m - Guide price: £1.40m One of the advantages of being part of this group is early access to opportunities like this, before they are more widely circulated. I appreciate not everyone is active in Kent, but this is very much the start of a broader flow, opportunities will come from different locations and at different scales. If this one isn’t for you, consider it a marker for the type of opportunities we expect to share going forward. Further information and planning documentation are available on request. Please get in touch if you’d like to discuss the site or sense-check the numbers.

Coffee hour...
An excellent coffee hour with @Adrian Cormican this afternoon. We discussed a potential developer which gave Adrian the opportunity to show off his IT skills and give me an overview and demonstration of the excellent site finder service provided by @Rory Cullen. We briefly discussed the fact that the archaeological and heritage side to many sites is ignored until it's too late. It also gave me the opportunity to remind Adrian of the potential tax savings that often aren't claimed on acquisitions and developments. These can lead to substantial cost savings. All said, a very productive and enjoyable hour.

@Adrian Cormican saved the developer millions of £'s of tax savings on that development.

Coffee hour success
We had @Jamie Mckinnon and @Martyn Pollock join the call having only come into the community this week, which I always appreciate. It takes effort to turn up, but it can lead to meaningful conversations. For Jamie, the timing couldn’t have been better. Another member, @Rory Cullen, mentioned a deal that happened to be local-ish to him. A proper discussion followed..... practical, relevant, and immediately useful. That’s Skool working as it should. We also heard from @Russell Archer , who shared the excellent work he’s doing supporting a food bank in his local community. Russ has been in the property industry for many years and has semi-retired, choosing to put his time and experience into something that genuinely matters to him. Whilst we talk business, deals, and opportunities here, it’s equally important to understand what matters to people outside of work. Communities only work when they’re human. Thank you to everyone who joined the inaugural event.. No pressure, no pitch, just good people, good conversations, and unexpected outcomes. Next coffee hour is already in the calendar. If you’re curious, just drop in.

It was good to meet up and on your birthday as well @Adrian Cormican Hope you had cake later.
Coffee today at 2pm UK time, & maybe with cake....
Today is the first-ever Property site finder coffee get-together, and I wanted to put a simple invitation out there. There’s no agenda, no slides, and nothing to prepare. It’s just an open Zoom, a coffee, and a chance to say hello and have a chat with others in the community. Whether one person joins or a handful do, I’ll be genuinely grateful, the whole point is simply to start. If you’re free at 2:00pm UK time today, I’d love you to drop in, even if it’s only for five minutes. As a small aside, it also happens to be my birthday today, so launching this for the first time feels quite fitting. If even one person turns up, that will absolutely make my day. Bring cake 😊 No pressure at all, but if you’re curious and available, it would be great to see you. Adrian

@Adrian Cormican good to meet everyone at today's coffee meet. I'm confident it will prove productive.
Data centre construction is booming
Hey all, I have recently started following a really interesting chap called Benedict Evans. As I reviewed a slide dec of his this morning I was fascinated by a stat about Data Centres, and the building of them. According to Benedict and to the source (US Census) data centre construction in the US is set to overtake office construction. @Vish Medtia without putting you on the spot (sorry if I am) I know you have mentioned data centres and it is clearly an opportunity for the whole industry. I would welcome your thoughts and anyone else's! From my POV I will now be seeking lenders who will, or who, have supported data centre construction in the past 12 months. As well as who is preparing to support it. In truth, I haven't heard too much noise about it, but that's probably because I haven't been listening. That is about to change. Links to Benedict as well if you want further info.... https://www.ben-evans.com/presentations https://www.youtube.com/watch?v=_aMTu4TtF04
