I live in a smaller market with a population of around 16.5k but I’m an hour and 45 minutes from OKC.

@Lin Wheeler ya I do. I don’t have hundreds like some people say they have but I’m always tryna make more. I also have a really solid buyer in Tulsa. He’s a higher end flipper so his margins are a little higher than some but if he can make 30k on a flip he’s good. Unless it’s a really big project like a full gut that’ll take him longer then he has to make more due to the time and cost.

@Marvin Peebles if it’s that bad I’d just offer them county assessor land value maybe even a little less for the cost of leveling the house. Shoot the offer see what they say if they have any kickback try to explain to them that it’s pretty much land value minus what it’d take for you to clear it to rebuild.

I have a solid buyer for the Tulsa area for fix n flips as long as it’s a good deal he’s good to go.

@Emmanuel Kapelo unfortunately thats about 5 hours away from Tulsa I don’t currently have any relationships with any buyers in that area but if you need help finding one and the deal makes sense I’ll definitely do what I can to help find one.
