@Tj Witvoet definitely will be reaching out if I do. I’m currently wholesaling in my local market which is Saint Louis, Mo. This one came to me from a bandit sign. I’m assuming the owner lives here now and happened to come across my sign. There is motivation there though!

Fire Damaged Properties
To those who go for fire damage properties how does the process usually go? What are the steps I need to take to make the process as smooth as possible?

@Ricky Johnson actually getting the deal done. I’m currently dealing with a fire damaged home that was deemed a total loss. I have scope of work/ insurance claim from the seller just trying to figure out exactly how to deal with it. The house is fully gutted, has a ARV of about 140k and needs about 95k in repairs which should be covered by insurance

How do you like to get your preforclosures? I’m only asking because I’ve tried going through multiple county courts in my market with none of them giving me the information I’m looking for😭. I still pull list of preforclosures but I’m looking for the list that not too many people can get their hands on

Quick question to all of the amazing wholesalers in here who have been using the go-for-no method. When presenting your lowball offer to the seller, how do you like to present it? Do you like to point out some things with the rehab to get them to understand the kind of work the house would need, or do you just throw out your lowball offer and see how they take it and move forward based on their response?
