I am thrilled to share that I successfully placed a winning bid on mixed used property yesterday. Auctions are always a bit of a rollercoaster, the strategy paid off and I couldn't be happier with the outcome. Now comes the best part: finalizing the details and getting everything accross the finish line in 21 days. - It started at 39k and I ended up at 52.5k - The vision is to turn this three storeys building into 4 or 5 bed HMO, it will depend on the council planning permissions but I think the footprint is perfect for that kind of conversion. - It's got some mould and damp issues, probably stripping back to the brick, get rid of the source that causing the problem and secure it. And the ugly duckling looks like this :)

When you say temporary what do you mean?
5 things that are easy to miss but make all the difference
1. Scrolling Rightmove isn’t work unless you’ve got a system.Alerts, custom areas, tight criteria. Otherwise it’s just property porn and an hour gone. 2. The best deals are rarely in the first 5 ideas.Everyone checks agents and portals. The interesting stuff shows up when you go deeper and get a bit more creative. 3. Budget shouldn’t be your first filter.Structure often matters more than price. Find something interesting first, then work out how to make it work. 4. Agent relationships beat portals every time.The real win is being the call before the photographer, not the tenth viewer after it’s live. 5. Resilience isn’t a mindset buzzword in property — it’s the skill.Most offers get rejected. That’s normal. Treat it like a machine, not a judgement on you. Property rewards the people who stay consistent long after the novelty wears off.

There are loads of Property Networking meetings all over the country, the meetings are full of inspiring people and people that could help you in your business. At most network meetings you will have the ability to stand up and introduce yourself. Always take advantage of this say "Who you are, what you do, what you can do for others and how to contact you" Doing this is very powerful, I met my JV partner at a networking event, I met my Broker, my builder, my Agent and more. So what are you waiting for? Get Networking (But leave your wallet at home) you don't need to buy anything - you have everything you need here. Just enjoy the Experience
