Anybody really savvy with land comps? I have a potential Land deal 2 streets over from me. Owner wants $275k per acre and has 4.7 acres he needs to sell = $1,292,500. The comps show $285-$329k per acre here as developers are building 700k-1.5m dollar homes in 28104. This Deal has the potential spread of a 50k assignment or up to 130k if I contract at the right number. Any help is greatly appreciated and will be compensated if this deal is what i think it is
