@Jay Kibbee I start with the end in mind Who is the buyer or exit before I ever think about an offer If I can’t see at least two exits I don’t touch the deal I anchor to reality not hope I pull real comps sold not listed I stay conservative on ARV because profit hides in discipline I subtract before I add ARV minus repairs minus holding costs minus buyer spread What’s left is the truth not my feelings I let the numbers talk to the seller I don’t argue price I explain math and options Cash speed or creative flexibility I only send offers that already won By the time the offer goes out the deal is inevitable The contract just makes it official Real Estate of Mind Calm moves Correct math Inevitable outcomes
