I will explain to the homeowner that we will get an appraisal done tomorrow and record an option to purchase stating that today's value compared to the future value of when the house sells for, we split the amount of increase 50/50. In other words, today's value = $600k and the date of sale is worth $650k we split the 50k. If the value goes down we split nothing. They always come back and say "I don't ever intend on selling this house" well then, you got yourself a free roof!
