Need Indiana buyers or JV partner – stuck on pricing deals
I’m looking to connect with people in Indianapolis or anywhere else in Indiana who either have buyers or are buyers themselves. Right now I’m running into the same issue: I have sellers who are ready to get an offer, but I don’t know exactly what my buyers are willing to pay. So my MAO is basically a guess at this point. I don’t want to lock up deals blindly. I want to know what real buyers will actually pay so I can confidently close the deal at the right price. I think the best move here is to JV with someone local who: - knows serious buyers personally - has buyers they’ve actually done deals with - or is buying themselves That way I can: - send you the deal - get real feedback / numbers - and close it properly I’m happy to JV and split the deal. Keep Moving Forward!!
Made 100 calls tonight. 2 inbound calls. Both not interested 18 pick ups 9 Not interested. 2 Wrong number. 6 hang ups. 1 Interested in selling. Seemed like more reps today until I hit that interested homeowner who also happened to be another fix n flipper looking to get rid of a couple projects. This is really about building quality relationships. We had a good chat about how all of his projects he happen to get were referred by word of mouth. On my follow ups I was able to get further with one homeowner over the phone. This guy is still in lala land wanting retail price for a full rehab project. After going over the numbers with him again he understands why the offer is what it is but still is hesitant to go through and wants more time to think it over. I've checked all his boxes on everything...EXCEPT....for the price. Might just have to give it another week or two for him to reconsider haha building the relationship up forsure though. One of the few people that actually remembered me. That was kinda nice. Can't lie about that one. So we shall see where things lead. Day by day things are progressing. Some days more than others. What matters is we KEEP MOVING FORWARD!! Underwrote 1 deal. Have Offers prepared and ready to be delivered!! 1 more Vetted End buyer added to My Buyers List!!! Day 30 Of Taking Action and Learning the Full Game 🔥
Stats Calls 169 Pickups 39 Conversations >1 min 7 2 conversations went over 20 min 1 conversation went over 40 min New leads (offers) 2 Solid day. Had 39 pickups and 7 real conversations, with a few going really deep. Those longer calls are where you really understand motivation. Got 2 deals to make an offer on One is a fire-damaged property The other is an occupied property in decent condition, could be a nice rental for an investor Also wanted to share something else. I know I haven’t been posting much the last few days about cold calling, but that’s because I was focused on finding buyers in Evansville. I already have a seller there who wants to sell, so I realized I need to learn more than just cold calling. At the end of the day, when you have a deal… you need to know how to find the right buyer. So I: - Reached out to a local realtor (he’s now helping find buyers) - Posted in local investor Facebook groups We’re making progress. Learning every part of the process, not just one piece. I’ll keep you guys updated 💪

Made 132 calls tonight. 2 inbound calls. Not interested. 17 pick ups 10 not interested 2 wrong numbers 3 hang ups 2 interested in selling. On these two I had some real life conversations where the sellers actually opened up on all levels. Way more then all the other sellers I've come across had so far. We talked through a few different scenarios on how things could play out and what their options were. This. This feels like we are actually making headway now. Like we are offering homeowners solutions to their real life problems not just some cash in their account. It's way different when it's not just the numbers and small talk. I appreciate the few people in this community that have helped widen my mental spectrum on how to better help sellers in need. I needed it. Getting better and better everyday! 2 more leads added to the pipeline!!! YOU CAN'T STOP ME!!! IT'S TIME TO LEVEL UP!!! LETSSSSS GOOOOOOOO!!!!!!!!
