Quick question...We just got a quote from Proper Insurance and it says that they cover home owners insurance as well. Are we reading that right? Did you all cancel your home owner's insurance once you acquired Proper? We have had State Farm for years. Our roof was replaced by the insurance, and we don't want to undercut ourselves misreading something. What are yalls thoughts on it?
@Luis Font I was just told by Sam Carlisle at Proper that using your property for anything less than 6 month rentals voids your standard landlord property insurance and therefore they (Proper) only insure the entire property including the structure. So having an additional landlord policy is pointless and redundant. You are paying for liability coverage mostly which is why its 3x the price of a standard policy. I'm getting quotes from them in the $6K range!
If you get a policy from Proper, it includes or eliminates your need for homeowners. Proper told me that any STR usage of your property including MTR less than 6 months is business use of your property and voids your homeowners or landlord policy? Maybe that depends on your specific homeowners/landlords policy? Not sure.
