Does Direct Booking website count as operating expense?
Hi all! For my already-operating Airbnb short-term rental, can the cost of paying someone to build me a basic, template-based direct booking website before the end of the year be 100% expensed as an ordinary and necessary operating expense on my 2025 tax return, or does it need to be capitalized and amortized? Also I was curious as to the group’s thoughts/experiences on what it typically costs to have someone build a basic direct booking website - $1000, $2000, or more?? Currently reaching out to someone who builds websites for a quote and I want to have an idea of what is reasonable. Thanks in advance! 🤓

@Ryan Bakke, CPA thank you, very helpful! I will definitely look into those. I was also recommended to look into Crafted Stays as well

@Michael Bettan my Airbnb is new this year and I’m looking to reduce my 2025 taxable burden as much as possible. We’ve already had some great Airbnb guests that have indicated that they would like to book again in the future - I would like to have the direct booking website set up for them as well as for friends and acquaintances
Backyard carriage house Airbnb
My hubby and I renovated our detached garage and we now have a backyard carriage house Airbnb! One successful Airbnb booking so far since the remodel was completed this summer. Hoping to learn more about how we can save on our taxes :)

@Alejandro Lerza I am still learning about all of this and you’re right - we do plan to work with a CPA to make sure we file our taxes correctly. But as I understand it, it is not necessarily a requirement to get a cost seg study to take advantage of the STR loophole. Maybe @Ryan Bakke, CPA can weigh in on that part and if what I’ve screnshotted here is correct. As far as receipts, we do fortunately have a good record of those as we worked with a professional design+construction company who sent us detailed invoices every month while the project was ongoing

@Steve Reynolds yes it does! Sorry I am just seeing this. The 2 car garage section is used by me personally and is walled off and off-limits to Airbnb guests. The Airbnb guests have full use of the 1-car garage section though!

My hubby and I have invested significantly into the remodel of our garage into a backyard carriage house Airbnb. We would like to keep more of our hard-earned money since we worked so hard to start our STR business while also working full-time W2 jobs
