Analyze my deal
Hi all. Wanted to run this by someone: Home in need of light rehab. Maybe 30k. A wholesaler sent this to me: Asking price $485,000 650k ARV My lender will do 70% ARV which only gives me 455k. Means I have to bring 30k towards purchase and 30k toward rehab. I am a beginning flipper but I'm moving cautiously. Any experienced flippers available to offer me some advice on this one? Please

You could negotiate a seller carryback to cover the price of the rehab. That can reduce your up front cash need and give you more flexibility.

Good afternoon TeMeika, What you could do with this deal , you'd would outline a formal agreement where the seller lends you a percentage of the purchase or Rehab cost -like a second mortgage. you negotiate the terms -interest rate , repayment schedule - and make sure you have it all documented. Also it would be an good deal if you have buyer ready to purchase the property at the end of your rehab to cover all cost. hope this helps have great rest of your day .

Depends on the property, and i try to set up meeting during the early part of the week, weekends more of an introduction faze.
