A lead comes back saying they're interested. You qualify them, then you try to comp the property live and everything stalls. Dead air while the seller waits can lead to the deal dying before you get to a number. The fix is not about comping faster. It's one rule: never comp on the call. Qualify first. Ask about the property instead. Access, utilities, why they're selling, what they think it's worth. Keeps the call moving, and often gets the seller to name a number before you do. Comp after the call. Tell them you'll run the numbers and follow up within 24 hours. Silence on a live call kills deals. A short wait for a callback doesn't and it can put more power in your seat when it comes to the offer call. Bring your offer to that follow-up. "I'll have your number by 3pm tomorrow" beats dead air every time. That's what's known as call map. You qualify, dig, close the call, comp, come back with a number and close. A call map only tells you the sequence. A scorecard tells you if comping is really where you're losing deals.
