@Emily Harper I started with a small ADU and broke ground on a single family next door to my personal house. I am looking to find a lot toward the end of this build that will accommodate a duplex. Cash flow is not the greatest to start but maintenance and capex are minimal for the fist 8-10 years. These builds are 10 year investments. Also with doing the general contracting and several of the trades I build a lot of equity in the deal. The house that I am working on now is projected to have 33% equity.

@Joshua Gossett Wow 15 deals is awesome. I do not have great access to a lot of capital that is why I am approaching this way.
For those who deal with state tax
Just read up on this yesterday so if there is someone who can cosign that would be great. We all keep our emergency funds in various places. For me I use a brokerage account and was earning ~3.3% interest, however that interest was being taxed both federally and locally. It seems however that if you buy T-bills, which I can through brokerage, they earn ~3.86% and the interest earned is exempt from state tax. Was thinking of creating a ladder system using them and wanted to see what everyone's thoughts were. I know its not a big thing but I try to save anywhere I can so just wanted to share to see if A. I understood the info correctly and B. Anyone else has done this. Thanks

I don't deal with state income tax but I don't see a big gain for something else to keep up with. You would gain a .55 in interest and do not pay state tax on that interest money earned from the bond. For $10,000 that would be $386. If calculate 10% state income tax that = $38.60. That is a small amount of savings. I could skip a meal out twice a year and save more than that. If my math is right.
Maximum cash flow or Good, safe, well maintained rentals
I am being deliberate on Good, safe and well maintained. Are both possible?

@Dion Talk Financial Freedom I am after long term tenants for sure. My second deal is a new build, cash flow is not great but expenses should be low for maintenance and capex the first 8-10 yrs.

Gaining experience
Did anyone find a job in the real estate field prior to becoming an investor? Something that lended experience towards future skill sets that would be paramount to your success. If so, what was your job?

I worked as a stone/brick mason (base trade) since I was 18. I also dabbled in many other trades. One trade HVAC, I spent 5 years in. It has help me and saved me a lot of cash. I have been a small business owner (contractor) 3 times over the last 38 years. I do not have any RE experience. Lots of life experience, I think this is an important one.
Advice for young adult with $0 cash, $0 debt, min wage job?
THIS IS NOT ME! Lol, I just have young guys that sometimes ask me for advice and it has me wondering. If you had a young person approach you that wanted to 'do it right' from the start, what general path would you lay out for them?

@Joe Stone I am with you on decisions made in the past. I acknowledge the decisions but do not look in the rearview mirror to often. Its hard to see where I want to be tomorrow when I am lookin in the rearview mirror.
