Buying off market with cold approaches.
Does anyone here have insights on wholesale style approaches for off market properties? I would like to buy in the Wichita Falls market (my local area), but multi family properties of any kind are way overpriced and most single family homes would not cash flow at 'normal' market rates with current interest rates. I would like to reach out to current owners or landlords but haven't had much luck in the past on my (admittiedly few) attempts.

@Jay Molis I’ve driven for dollars many times in the past, but was surprised at the amount of people that shut down the convo and said they weren’t interested in selling!

@Jay Molis of course, I understand that, but it really is just a question of time at that point. Either way, I am hoping to get tips on how to approach to make sure I am not reducing my chances at the onset haha!

2nd the reserves comment from @Joshua Gossett. It can be easy to figure down payment plus taxes plus carrying costs and insurance, etc, but factoring in reserves can be overlooked easily.
What if?
If something happened to you tomorrow and you couldn't manage your rentals, would your spouse or family know enough about your rental portfolio to take over? Would they know who the property managers are, lenders, insurance companies, tenants, contractors, where the important documents are, and what needs attention? I'm curious how many of us actually have all of that organized somewhere our family could understand.

I feel the same way as @Ben Faupel. My wife knows where all of the info is, but the amount of 'tribal knowledge' that I just have in my head would be lost and she would be overwhelmed. Also, her perspective is very very different from mine, so I have directed her to seek the advice of very specific people in the even that I bite it someday. She knows not to just sell and spend lol.
Advice for young adult with $0 cash, $0 debt, min wage job?
THIS IS NOT ME! Lol, I just have young guys that sometimes ask me for advice and it has me wondering. If you had a young person approach you that wanted to 'do it right' from the start, what general path would you lay out for them?

@Janell Magdaleno agree on the first home. It's common to see young families want something they can feel is 'nice' right away. Oddly enough, that seems to mostly apply to people trying to purchase, but they will happily rent something less nice for nearly the same monthly price. Hahaha

@Joe Stone so many of us start with poor fundamental financial knowledge or just misconceptions on what is 'right' or 'best'. I worked temp and low pay jobs for the first decade of my adult life. Then I went and got a bachelors in management info systems. I didn't really make life changing improvements just from the degree, but it did mark a moment in my life where I realized I was not being strategic and smart with my life.

Landlording means different things depending on the property, the tenants, and how you manage it. Some people automatically feel it means unclogging toilets, and some would never dream of it. It can be either, but everyone has their default idea in place.
