Guidance to equity carry
So far I’ve watched a few of the structure videos uploaded and I’m having a hard time grasping the concept as they’re students asking questions. I grew up with a learning disorder so I learn differently, is there any way you can add a video explaining a-z how this is done? Going over the pitch , explaining the structure would be helpful. The way I understand, this is seller finance with a large down payment for commercial buildings. I’m ready to bring deals I just want to feel confident in the words I’m speaking to the sellers. Thanks!

A Few Questions... Can YOU help?
I’m a transactional funder, and while that’s my main lane, I’m diving deeper into this strategy to support my buyers, to make some money as a wholesaler partnering here, and as a potential buyer. Right now my biggest need is help with the calculator. I’m not fully clear on how to use it and easily manipulate it to work out negotiations. If anyone would be willing to jump on a Zoom with me to walk through some sample numbers, that would be incredibly helpful. I can’t make the live Zooms this week but plan to join next week. In the meantime, I’ve been going through the recordings and want to ask: is it more valuable to stay current with live calls or to focus on catching up with older recordings first? I want to be sure I’m learning in the most effective way. Lastly, I’d like to confirm the process for submitting a first deal. From what I gathered in one of the earlier recordings, an LOI isn’t required — but I’d love to double-check the steps so I’m ready when the time comes. Thank you all — excited to keep learning and growing here!

Watching up to the sending out your own LOI video should get you up to speed for structuring a deal. The calculator is easy as well. Only a few numbers to initially know from outside the calc (being purchase price, asking price, and NOI) and everything else is manipulated from inside the calculator.

So I recorded myself doing some live calls. Started with a denial, then I recorded some voicemails, and ended the video with a successful call with an agent who wants to push the deal along. p.s. I did this as practice just to show a fellow student. Well after my multi family calls for the day.

I believe Steven has stated that we’ll have chances to be minor equity partners in these deals, so with that in mind, call as the buyer. You’re taking ownership in the deal.
