💸 $15K stuck deal. Referrer paid.
Two properties. One referral. And the referral fee went out before the file was even officially closed. Here's the "how the sausage is made" view of a file from last month. Real dates, real steps, nothing dressed up. 🗓️ Thu, Aug 13, 7:20am MT A referrer sends us a stuck deal. Two properties on the same street in Virginia, one EMD needed at $15,000. Buyer can't move without it. ⚡ Same morning, 9:41am Deal desk is live and engaging in communication. 📨 9:41am to 4:20pm, still day one Request confirmed, borrower emailed, Power of Attorney for the deposit release sent out. All same day. 🧐 11:18am, the gut check from the top Leadership dropped into the channel that morning with one note for the team: finish the full initial review before this file moves forward, so everything downstream is accurate. That's internal guidance based on the deal submission. 📁 Aug 14, five rounds of docs Contract, funding procedure, confirmations, back and forth and back again. 🏦 Aug 17, 12:50pm, wire instructions Requested directly from escrow. Remember, we don't pull these from an email chain or trust something sent to us. Requested from the source and verified independently. ✅ Aug 17, 12:59pm, ready to fund Nine minutes after the wire step. Four days from submission to funding ready. 🏷️ Aug 17 to 19, title Three rounds of title confirmations to get title onboard. Then the $15,000 funded into escrow. 🕰️ Aug 31 to Sep 3, real life happens A refundable period extension, then another, then the buyer walked during due diligence. Deal died. It happens. Termination and return processed Sept 3. 🤝 Sep 4, referral fee paid Five days before the file was formally closed on Sept 9. The purchase never closed. The buyer walked. The EMD came back to us. And the referrer still got paid, because on an EMD our fee is earned up front when we fund, not at the closing table. The bigger fee only comes if the deal closes. No close, no second bite, for us or anyone else. This is a reminder of the model we run. You bring the connection. We bring the capital, the checklists, the verification and the people running it.

💸 Friday night. 8:52pm.
This Michigan deal hit our desk on a Friday night and 21 days later it funded for $400,000. 🔥 Let me share the timeline for it as another live example of how deals might play out 👇 🗓️ Fri 8/14, 8:52pm — deal submitted. On a Friday night. $400K double close. ⚡ 9:34pm — 42 minutes later our team is already in the email thread. 🏷️ Mon 8/17, 7:35am — deal desk stood up. The file got its own dedicated channel, and ops, funding, and closing all joined. Communication continues. 📁 Thu 8/20 — double close next steps out to the buyer: contracts, structure, what we need and when we need it. 🔁 8/24 · 8/25 · 8/26 · 8/27 — four straight days of follow-up. 🏦 Fri 8/28 — working the file directly with the title company; title gets verified, and wire instructions get independently confirmed. ✅ Fri 9/4 — FUNDED. $400,000. 💰 Now here's the part that ... quite honestly sucks 👀 There's a field on that deal record labeled "Referrer" and it was blank. The borrower had to find us themselves. Somebody out there knew that buyer. Somebody heard "I've got the deal, I just don't have the money." And nobody pointed them our way. So the referral fee on a $400,000 double close didn't turn into a team members win with us. 🤷 You need to build the relationships and make the intro (get deal submitted). Our desk handles the other 21 days. ⚡🤝 Let's do more deals together!

I want to make sure I properly understand the different deal types before moving forward and applying what I learn toward my first deal. Thanks again!

The Steps to $10k+ /mo ... the same ones I used (use) 😉
Recently, we are paying referral fees to a lot more people and we couldn't be happier! It also makes me want to help more people get checks from us. For those of you new here, let me give you a high level summary before diving into the meat. In this Skool group, Real Quick Funds provides 1) education on transactional funding, 2) all operational support and contracts, and 3) all needed capital to close deals. What's left? Finding deals. RQF does all the above so each member can focus on finding deals with confidence that everything else is taken care of. They don't need to build and run a full scale lending business to make $10k per month or more. That makes it significantly easier and faster, but it does not make it easy and fast. 👈💯 🔁 Read that again. It takes time and effort to work through the acquisition steps that lead to generating $10k or more a month, consistently. We are going to share those steps below. 🏔️ I'm going to use the Mt Everest analogy with five steps that will lead you to consistent monthly income that opens up financial freedom. If you are serious, keep reading; if you are looking for "get rich quick and with no work" ... this ain't it. This is a bit of a long read 📖 ... but that's okay because you are not five years old. Yep, that's the attitude I'm writing this with, so hold on to your knickers and keep reading. Heck, even re-read it a couple times. The goal is financial freedom to do cool things, not to sit on your butt and do nothing. Am I right? Yes ... Will I get repeat business?
Question for the community: Regarding branding and client retention - if I find a client and RQF does all the work/funding, and their name is on all the paperwork, wouldn't that client simply go straight to RQF next time? I worry I'll be on an endless treadmill getting new clients over and over again without any repeat business. What's been your experience?

Great question, Brent. I think the key is making sure you’re providing value beyond just the funding connection building the relationship, staying involved, and becoming the trusted resource they come back to. The funding may be the service, but the relationship is what creates repeat business.

How long in RE/funding: I run a wholesale/dispo shop plus a separate property-tech company, been full-time in RE a while now, new to the transactional-funding/stack side specifically. One thing excited to learn: the ECHO/double-close fee structure — still wrapping my head around which leg each fee actually lands on based on the threads here. Fun one: usually building internal automation tools when I'm not working deals.
