I got an offer accepted for a property yesterday for a fantastic BRRR. Also I was contacted by a landlord who has around 25 properties to sell, exiting the market. Need to analyse the properties and offer as able.

Hi Sam could you help me analyse a deal please? Tenanted property, paying only £400/ month. Market rent is around £800, possibly increase to 700-750 at present in current condition. Marketed for £110k, property value in good condition is around £130k I think. It doesn’t need much work at the moment, needs to sort out little bit of damp and some flooring if they need.
