Eviction time, learning opportunity
In over 20 yrs, I've only had to evict a tenant less than a handful of times. Effective tenant screening is a major factor in your success as an investor. But sometimes, no matter how effective the screening, a Tenant's ability or willingnessto pay may change. I do believe that in my most recent situation, the tenant began having financial difficulties coupled with substance abuse. On Wednesday Jan. 28th 10am theConstable will come to enforce a Writ of Possession. This means that I get my property back...Hopefully in good shape. If anyone is interested in assisting in the process, let me know. I'll explain. This is a learning opportunity. If you're serious about getting started, ( seeing the good and bad of RE) Let's Go!

Absolutely. That's why I want the learning community to take part if they want to learn. Many people fear getting into real estate because of this taboo.If you at least experience a worst case scenario you may be more confident at moving forward.

If you have a personal home .. and have some options.. to stay .. we are seeing rates for booking STR’s at 3-4 x in host cities .. I’m actually thinking about posting my personal home on the platform at $2k per night.

Landlord Tip/ collecting rent
For us rent is due on the 4th and late on the 5th … if a tenant is late and had not volunteered a payment plan by the 10th w no communication we issue a 3 day notice … always move quickly .. they always seem to Be more late during the holidays because priorities are not right. Stay on top of them to make your bill the priority vs other bills. Rent > car , gifts , clothes etc. more great tips in the comprehensive landlord class.

I already have a tenant that is late this month. No doubt splurged on his grandkids doing black Friday shopping. Lol know him all too well. Nice guy. But he call me first and gave the date of full payment with late feees.

If you all know me then you know .. I keep it 💯at all times .. together had a Writ of possession.. his occurs after you have been granted an eviction by the judge .. this is where the constable shows up and removes the Tenant .. this lady did this damage in only 8 months. Take a look.. but the real question is how did I react and what did I do ?

I'm sorry that she left the place in that condition.But i'm glad you were able to get it cleaned up quickly. I'm judging from all the food left out.Do you know she left any insects behind?
