Numbers: PP: $55k Reno: $8k Closing/refi: $4-5k PML fees/points: $6k (6mo hold) Total spend: $73.5k ARV: $105k $78,750 cash out refi (107% COCROI) Nice thing about this deal is it’s very close to rent ready (The $8k reno consists of cosmetic touch ups, a new furnace + landscaping). Anticipating reno to be complete 1-2 weeks post-close and to have it rented asap, which should effectively eliminate holding costs during the 6mo seasoning period and beyond as it easily meets the 1% rule after refi.
