Let’s Talk VAs, Lead Gen & Acquisitions (What’s Working for You?)
Hey everyone 👋 I’ve been seeing a lot of conversations here about cold calling, follow-ups, and hiring the right VAs — so I thought it would be cool to open a discussion around what’s actually working for investors right now. From my side, I’ve spent the last few years helping investors build: • Consistent lead-gen systems • Effective cold-calling + follow-up processes • Strong acquisitions support that actually converts conversations into contracts One thing I’ve learned: Great data + great conversations = consistent deals. Everything else is just noise. I’d love to hear from you all: What’s the biggest challenge you’re facing with VAs or acquisitions right now? Hiring? Training? Consistency? Conversions? I’m happy to share what I’ve seen work (and what definitely doesn’t work), and if anyone needs help tightening up their lead gen or acquisitions flow, I can point you in the right direction. @Brock Bolte for data most of times we use systems or kindskiptracing, it’s not that expensive for the results, and dialer is readymode for sure
VA’s - who to use?

Hey everyone! Happy to be part of this community — lots of smart people here and a ton of solid conversations already. Most of my background is in the acquisitions/lead generation side of real estate, so I’m always learning, testing, and refining what works and what doesn’t. I really enjoy talking shop about systems, daily KPIs, seller conversations, and ways to make the lead flow more consistent. Does anyone in here have a team of credible cold callers? On fb I only get the bots trying to get me to use them. I’m getting a deal closed in the next 30 days that’ll give me capital to scale my business. I need reputable referrals.

I feel you — FB is full of bots and recycled callers. If you want a credible team, I can connect you with trained cold callers who are monitored daily, know the 4 pillars, and actually pre-qualify leads before handing them off. If you’d like real conversations instead of scripts and spam, happy to point you in the right direction.
Paying VA’s
How do you guys pay your VAs? (PayPal, Upwork, Wise, etc.) Also, if you don’t pay through Upwork, can you still write off the payments as a tax deduction?

I’ve tried a few methods, but PayPal has been the most reliable for smooth weekly payments — fast, easy to track, and VAs usually prefer it. And yes, as long as you keep proper records (invoices, payment screenshots, agreements, etc.), you can still write off VA payments even if it’s outside Upwork. The key is documentation, not the platform you use.
