@Christopher Abercrombia its in the Bonus Courses for PUMP. basically the only secret is you use Mail Merge feature in Google Sheets. Theres a Probate Letter Template and a Spreadsheet Template. The fields for the Spreadsheet transfer into the Letter (PR, Property, Decedent, PR Mailing)

M2M
Contemplating on doing the m2m just because feel like it'll fast track the money and knowledge we just had a baby our 3rd but I'm worried that 1. I'd have no the time to do it cause of my 3 kids and full time job. 2. Being able to chance the money on starting it when I only have that much to ourselves for the month. Anyone in it and or know the success rate of the program?

its a good program. M2M is the older system they started with, which is now bonus material. its basically an autopilot system: SMS Blasting and VA Cold Caller: Your job is the Follow up. But that M2M system is part of PUMP now, so while the Auto-pilot is bringing you leads in the background, you can focus on getting Gov't Lists to stack in PUMPstacker, those you would personally reach out to becuase they are extremely niche/high-motivation leads. You will need to factor in the cost of running the SMS and Call Center to make sure you have the budget for at least 90 days of marketing

Hello everyone I hope you’re having a great day. How can I call or text a home owner in Texas to find out if they are interested in a cash offer? With out getting in trouble with the new (SB140) law.

@Daniel King it really didnt change a lot. it just added SMS to a preexisting Telemarketing Law: Penal Code 302 that regards Solicitation Calls. The Texas Supreme Court ruled in Hunsinger v. Offer, LLC (TX 2022) that "an offer to buy a consumer's property does not constitute a telephone solicitation" If the original Chapter 302 cannot be applied to Phone Calls for offers to buy, then adding SMS to that law cannot magically make 302 apply to WHOLESALING REAL ESTATE. Nothing Changed. So far, none of the court cases involving SB140 have involved wholesalers or investors offering to buy properties. they specifically regard actual SMS Marketing Businesses that are SELLING STUFF.

I have a question regarding the pump method. I understand it is $300 to join. However, is there any additional costs for software? Skip tracing or dialer? If anyone can provide further information, I would appreciate it. Thank you!

@Diana Lopez Its a Monthly Subscription to a software that stacks lists and grades them into a hierarchy of the Highest Distress... Then the Software applies unprobated Death Records to the Stacked Lists to discover situations where the Hier ran into an issue with the Title. It uncovers deeply problematic situations that we can go in and fix, which leads to deeper discounts and higher wholesale deals. These Lists you are stacking are Government Lists. Some Government Lists are Free.. others are charged based on the time it takes the Gov't Agent to gather the data. this would technically be your only other cost: Public Records Data from The State. You could technically use Google Voice and Text Now for SMS and Calling if you have no money for software... but XLeads also provides these tools.. and Wouldnt you already have a subscription to that??? Secondly you gain access to the older M2M Training that began circa October 2025. You dont have to use the M2M Training for PUMP, but it introduces highly automated systems to use with your Xleads Account. If you utilize the M2M Training you will be setting up an SMS Blast campaign that sends out 1,000 SMS per Day, which can cost about $350/mo, and you would either use the Powerdialer (one by one) or upgrade to Triple-line Dialer: WAVV which you can already see attached to your Xleads Account and verify the Monthly Cost for that, something like 150/mo. On top of that you can Hire a VA for Cold Calling using the M2M-Call-Center which is about $900/mo (Trained by FlipWithRick). you dont have to get a VA unless you can afford it. you don't have to set up the M2M program unless you can afford it. It will get you a deal much faster than just buying XLeads and marketing everything one by one. M2M enables you to market to 20,000 Leads a Month in a cycled rotation around the entire County over a 90 Day duration (thats 60,000 Leads marketed to). You could get a deal from that alone without PUMP.

I figured out the Key to Monotonous Tasks
Wholesaling can be boring. How do you motivate yourself to do it. How do you trick your mind into Enjoying it? Everyone has their own process. This is what is working for me. This is going to sound Cliche... like some lame woo-woo stuff... You've probably heard an old sage say something like: "There is no way to Happiness , Happiness is The Way" The key is not to enjoy the task, the key is to make joy your task. This is How: The Key is Mindfulness. I begin the day with Silent Meditation Focusing solely on the Breath... In & Out. Anytime thoughts arise, return to the breath. You will enter Present Moment Awareness. In this Present Moment Awareness you find the Joy within you. Joy does not come from anywhere else, not from any activity, only from inside yourself. Now Operate from that State of Joy in the Present Moment. Thoughts that arise pass by like clouds overhead. Sitting up from Meditation, you carry this Mindful Awareness of the Breath into whatever task you are doing: Dishes, Cooking, Cleaning, Eating, WALKING. The Mind is Silent, all you hear is your Breath and the Matrix. In this Self Awareness with Bliss, perform your tasks. The idea that what you are doing "is boring" or "sucks" is just a Thought. Those thoughts dissipate away, in Self Awareness with Bliss. The Mind is Silent. Open up the Records Request Portal, and pour through the Lists. All you are doing is clicking, and typing, and breathing. No Thoughts. It doesn't "suck" anymore. Its not "Boring" You are not Gathering Leads or Curating Spreadsheets anymore. You are just practicing Mindfulness... with a slight smile, inner smile, maintaining a state of Joy. It doesnt matter what you are "Doing" because while you are "Doing" you are also "Being" You are just Practicing Mindfulness. Thats it. all other thoughts, evaluations, judgements such as "I'd rather be doing _______" Disappear. and you can just complete the task at hand. As you are completing the Task, Your Joy of the Present Moment takes over any other thoughts.
