A simple question for the group
If one useful introduction or piece of help came out of this group, what would it be? It could be: - an investor - a lender - a contractor - an architect - a sounding board - or just clarity on something you’re working through You don’t need to explain the whole story. You don’t need to be specific if you don’t want to. A short comment is fine. A quiet DM is fine too. Sometimes the right person is already in the room, or quietly watching.

sounding board / clarity is often nice, if you are ‘new’ or feeling a bit nervous about a deal. I used to find myself ‘talking myself into a deal’ that didn’t stack. Paid a lot of money for so called mentorship when really, all I need/needed was a friend to talk to.
End of the week check in....
We’ve had a really good run of conversations this week. Coffee Hours, new faces, and even a deal coming together. That’s exactly what I’d hoped this group would become… I just didn’t expect that last part to happen quite so fast. Before we head into the weekend, I’m curious: What are you working on right now? Or what’s top of your list for next week? At Coffee Hour this week we also had two people who’ve only just started out on their own. They’ve got years of experience in the corporate world, but stepping out solo is still a brave move, and in my eyes, a very sensible one too. One thing that’s already clear is the depth of experience in this group when it comes to running businesses. Helping people take that next step is genuinely enjoyable, and I’m hoping the connections here start firing naturally. If you need direction, perspective, or a sounding board, just drop it into the group. Doesn’t need to be polished. One line is fine. And if you’re switching off completely this weekend, that’s also a perfectly acceptable answer.

I was just reading this when @Adrian Cormican replied to my sms. I’ve been let down by a private investment partner, so looking to understand if a 30% contribution from the developer is enough for ‘vanilla’ senior debt. Will send Adrian the appraisal over the weekend and catch up with him Monday. If anyone has any experience/real world examples, pls let me know. Have a good weekend!

Property Developers we need you!
I’ve been thinking a bit more about how we evolve the group One thing I know for sure is this....Most developers are trying to do a lot on their own. They’re constantly looking for help with investors, lenders, contractors, architects, planners, professional advisors. There are always gaps to fill, and it can feel isolating trying to plug them one by one. I’d like to invite developers to volunteer for a more focused first half hour of a call. How it would work: - First 30 minutes (structured, but informal). A conversation between me and the developer. We’ll agree an agenda in advance. We might cover: - Second 30 minutes: Back to normal Coffee Hour. Open chat, questions, introductions, general discussion. - The intention isn’t to turn Coffee Hour into a pitch-fest. It’s to give developers space to explain their world properly, and to be honest about where support is needed. Two important points: 1. Even if the live audience is small at first, these conversations won’t disappear. We’ll be building a catalogue of real developer conversations inside Skool that others can watch over time. 2. With your permission, we’ll also promote the conversation and your requirements afterwards via our wider audiences, socials, newsletter, etc. If you’re clear about what you’re looking for, we’ll help amplify it. Coffee Hour will remain relaxed. No pressure. No polish required. But for those who want it, this is a chance to: - talk about your business properly - be open about what you need - and potentially connect with people who can help If you’re a developer and this sounds useful, drop me a reply. Hello all - sorry, been very slow to jump in after @Adrian Cormican very kindly invited me in. My name is Markus and I live in a village called Potterspury, just outside Milton Keynes. I completed a £1.2m GDV barn conversion that I was very proud of in 2019/2020 and then entered into a very bad JV, which is now only just getting resolved - madness, land purchased was only £350k! I'm married, just over 22 years now, the proud father of 3 children and a bit of a petrolhead. Looking to do some more work on my struggling 205GTi - don't mention the Porsche 911 tucked up in a garage for over 10 years which I have never had the funds to repair! After the 'struggles' of 2020-2025, 2026 is somewhat of a reset for me. I've had plently of time to reflect on what works and what doesn't and now only engage with a very select few people, Adrian is one those few, straight talkers.
